No, River Pines welcomes all ages to our community!

River Pines has a financially viable reserve fund which has been developed over the life of the association. Incoming owners are required to pay a one-time transfer fee into this fund. Please refer to the Rules & Guidelines for complete information or contact Goldfinch Management Company.

Owners may rent out their unit after owning it for a year or more. Rentals must be for a lease period of 12 months or longer. Short term rentals, under a year in length are not permitted. Renters have access to all amenities, same as owners. Full details may be found in the Rules & Guidelines or contact Goldfinch Management for more information.

Oh, yes! We love our pets. There are a few restrictions regarding how many and what type. Please refer to the Rules & Guidelines or contact Goldfinch Management for more details.

There are no additional fees to use any of the amenities with a few exceptions which are outlined in the Rules & Guidelines or contact Goldfinch Management for more information.

No.  All the amenities are solely for the use of the owners and their guests.

River Pines HOA fee is composed of two parts; Operations, which covers the day-to-day workings and Reserves, which covers the long-term repairs and replacement of fixed assets. Current fees can be found in the budget document on the owner portal in AppFolio.

Each owner is required to obtain a personal condominium policy to cover their condominium interior and personal property. Additionally, they pay 1/125 of the overall general property and liability insurance based on valuation. Lastly, they annually contribute a set fee to the association’s flood mitigation fund. No. River Pines is a private gated community; the gates are more a privacy enhancement and not a security fence.

Yes. Goldfinch manages River Pines owners web portal. AppFolio handles communication, dues payments, work order requests, a calendar, and offers a library of documents for owners.

While River Pines is a private complex, we access most public utilities. Wisconsin Public Service provides gas and electric.  The Village of Bellevue provides police, fire/rescue, water, sewer, and garbage/recycling pickup. Mail is delivered to a mail room located at the main entrance off Allouez Avenue. We have fiber optic and communication utilities throughout the property (Spectrum, AT&T. Verizon, TDS, etc). However, the roads and streetlights are private and, as such, are the association’s responsibility.
